Construction process

Occasionally you may hear our Sales Consultants and other staff use various construction terminology. To help you understand this terminology we have produced the following guide to the construction process.


Foundations and Sub-Structure

This is the first stage of construction. It starts with the laying of foundations and the construction of all below-ground works up to the damp proof course level, hence the word sub-structure. This stage also includes the installation of drains and selected other services and the construction of the ground floor.

Superstructure

This is all of the work that occurs above ground level after the sub-structure has been completed. The superstructure includes the walls, upper floors, roof construction and roof coverings.

First Fix Stage

At first fix stage our sub-contractors begin fitting out the shell of the house. Cabling and plumbing for both the central heating and water supply is installed, together with the construction of non load-bearing internal walls and the installation of staircases.

Construction process

Plastering and Dry Lining

At this stage, the shell of your new home, together with services such as electrics, are 'covered in' by a team of plasterers. The walls, ceilings and floors of your new home are now ready for decoration and finishing.

Second Fix or Final Fix Stage

At the second fix stage the electrician returns to install the switches, sockets, light fittings and other associated equipment. The plumber also returns to fit bathroom suites, brassware and to complete the installation of the central heating system. The kitchen is also fitted along with internal doors, skirting and other woodwork.

Decoration

This stage is self explanatory - your new home will be decorated and floor tiling, appliances and any Selections that you have made will be installed.

External Works

At this stage, the landscaping around your new home is completed, together with any outstanding works to the exterior of the property.

Quality Control and Commissioning

Our Customer Care Team will inspect your new home to ensure that it meets our own high standards. At this stage they will also check that all the fittings and appliances are in good working order.

Handover

Once the Customer Care Team has completed their quality control checks and commissioned your appliances your new home is ready for occupation. The keys are handed over to our Sales Team who will hold them until your completion day.
