How Curtis broke the barrier to buying...27 May 2009

Previously renting in Fallowfield and working in Manchester city centre, Curtis wanted to move somewhere in Manchester with good transport links. He comments: "I hadn't seriously thought about buying a place of my own, but when I was looking at places to rent, I came across Sportcity in East Manchester by chance and saw how affordable the monthly mortgage payments would actually be. I really liked the location which was close to the city centre and is soon to be linked directly by a new tram link, but I also liked how quiet the area was and the community feel that it has. It is also right next to Philips Park where there is loads of green open space; something that I didn't think such a central development would have."

Countryside Properties has just released the last phase of houses at Sportcity Living, which are positioned in what is probably the best spot on the development overlooking the picturesque Philips Park.  This final phase features a range of three and four bedroom homes. Prices for a four bed home start from just £131,213 through Countryside Properties' shared equity scheme , based upon 75% of the value of the home. The developer is advising people to act quickly and give them a call to find out about the different buying options available to make buying a home more affordable.

Curtis continued: "Most people my age are only able to buy somewhere this nice if they're in a couple as they have two incomes and getting the funds together for a house is a lot easier, but thankfully I found out that Countryside Properties had some homes available to buy through the First Time Buyers Initiative, which meant I only had to contribute half towards the value of the house. It is great for people in my situation who are buying on their own, but still want to live in a modern home in a nice area. I went along to look at Sportcity and loved the layouts of the houses; they were spacious and stylish. I did go to see what other developments in Manchester had to offer, but I just thought that Sportcity was far nicer.

"I had a bit of money saved up for a deposit, so the next real deciding factor for me was getting a mortgage. Some time ago, I had looked into getting a mortgage and had a few good offers made, so I didn't think I'd have a problem. However, the lending restrictions have since become a lot tighter, so it wasn't as easy as I'd first thought. I didn't let that put me off though. With a little bit of determination and help from Countryside Properties to point me in the right direction, I got a great mortgage package. The sales consultants were also really patient and understanding of the delays, which took a big weight off my mind."

Interested parties are invited to visit the sales and marketing suite and look around the impressive show home on 15 Stuart Street, M11 4DU - next to the Manchester Velodrome. Alternatively you can call 0161 231 6067 for more information or visit www.sportcityliving.com

* The shared equity scheme enables buyers to buy 100% of a new home but only pay for an agreed percentage of the purchase price. Countryside will then take care of the outstanding share and only require it to be paid back when the property is sold or any time within 10 years. There is no rent to pay and the share is interest free.

Countryside Properties is embarking on the construction of the final phase of 60 houses and apartments, at its popular Sportcity Living development in East Manchester. The impressive Sportcity Living has a highly successful sales history, and this latest phase should be no exception with homes set to fly off the shelves.

The final phase at Sportcity Living will offer home buyers a choice of stylish one and two bedroom apartments, and two, three and four bedroom houses, 28 of which will be available on the acclaimed First Time Buyers Initiative .

Regional Sales Director, Martin Leggett commented: "Sportcity Living captured the attention of many in East Manchester and the sales achieved within the first releases were astounding, proving that the demand is still as strong as ever for quality homes in the area.

"At Countryside Properties we are really proud of how successful Sportcity has been so far. The last phase saw apartments available on the English Partnerships' First Time Buyer Initiative (FTBI) and now for the first time at Sportcity Living, houses will be available through the innovative FTBI."

FTBI sees first time buyers contribute a minimum of 50% towards the full purchase price of the new home through an affordable mortgage, with English Partnerships contributing the rest by way of direct payment to the developer.  This option has proved an increasingly popular choice amongst first time buyers at Sportcity Living.

Each property has been designed to the highest standards in interior specification with contemporary finishes throughout. The homes will include well designed kitchens with high quality units and oven, hob and integrated fridge freezer and washing machine, with bathrooms featuring stylish white bathroom suite and ceramic tiled walls.

Countryside Properties sweeps the board at the What House? awards22 November 2005
Countryside Properties has been named 'Housebuilder of the Year', the main award at the prestigious What House? Awards 2005.

Countryside Properties was also awarded the coveted 'Best Volume Housebuilder' prize and received a special mention in the ‘Best Luxury Development’ award for its exceptional Essex development, Harvard Grange, where Fitzwilliam House also won silver in the 'Best Luxury House' category.

'Housebuilder of the Year' is renowned as the most sought after award in British housebuilding. It is awarded to the company which, in the opinion of the judges, has done the most to help people purchase top quality homes within the past year.

While focussing on the quality and design of the houses, all aspects of the housebuilder's performance are assessed, from site and show house presentation to the standard of after sales service and overall customer care.

The What House judging panel comments: "This is a company that radiates quality in everything it does, from design and specification to customer care and marketing. Countryside Properties is going from strength to strength - it's a consistently impressive outfit in all departments; a truly rounded company and a worthy winner.”

Alan Cherry CBE, Chairman of Countryside Properties comments: “We are absolutely delighted to win this highly respected award, particularly as we were up against such strong and varied competition. It is testament to our commitment to delivering quality housing and creating new communities.”

These four awards are the latest in a series of accolades awarded to Countryside Properties over the past year, bringing their total number of awards in 2005 to 25, including ‘Sustainable Housebuilder of the Year’ at the 2005 Building Sustainability Awards.
