Single mum Michelle makes ends meet in style26 November 2009
Michelle Doyle (28) is starting out life as a single mum in style after buying a brand new 2 bedroom apartment at Countryside Properties’ Vibe development at New Broughton in Salford. Keen to have a place that she and daughter Ruby (3) could call their own, Michelle has found a way to make her money go further and get onto the property ladder with HomeBuy Direct.
Countryside Properties is collaborating with the government’s Home and Communities Agency (HCA) to offer HomeBuy Direct at New Broughton and give those struggling to get onto the property ladder the chance to purchase a place they can really call their own.
The price is based upon a 70 percent share through the HomeBuy Direct scheme with the remaining 30 percent funded by way of an equity loan, which is provided by the government and Countryside Properties. There will be no fee to pay for the equity loan on the first five years.*
When Michelle (28) separated from her partner last year, she moved back to her mum’s in Lower Broughton with Ruby. She comments: “Living with my mum was lovely and it was fantastic to have her so close to help, but I still wanted my independence and for Ruby to have a mum to be proud of. It never even crossed my mind that I might be able to afford to buy on my own, so I started to look at places to rent nearby and popped into the New Broughton sales office to see if they knew of anybody renting out apartments there.
“The sales girls asked if I’d ever considered buying a property and showed me what the figures would be for a two bedroom apartment through the HomeBuy Direct scheme - I couldn’t believe it when I saw them. I applied straight away and got accepted on the scheme and I now have very affordable monthly mortgage payments. It feels great to be so self sufficient and know that I am providing a lovely home for Ruby to grow up in.”
Just one mile from Manchester city centre, New Broughton has proved enormously popular amongst those who want to benefit from city living, but without the high prices.

Countryside Properties comes to the rescue of distressed parents26 February 2009
The housing market has always been a difficult one for first time buyers to crack, but current conditions are making it nearly impossible for young people to cut the proverbial cord and buy a home, unless they have a substantial deposit. Despite this, at just twenty years of age, Louise Cogswell has moved out of the family home and into her own apartment with a little bit of help from Countryside Properties' First Time Buyers' Initiative (FTBI).
Louise comments: "I consider myself to be quite an independent person, but with the problem of affordability for first time buyers so well publicised, I didn't think that I would be able to own a home of my own for a long time. I could see myself living with my parents until I was in my thirties, but I think this scared my dad who was very quick to tell me about the first time buyer scheme he had seen advertised at New Broughton!"
FTBI enables key workers and first time buyers to buy a brand new home by contributing an affordable 50% towards the full purchase price. The remainder is then funded by Home and Communities Agency (HCA), the government agency leading the rejuvenation of communities across England. Countryside Properties is pleased to announce that a further 14 homes have been now released for sale through FTBI at New Broughton's funky apartment building, The Vibe.
Louise adds: "My parents had already bought a home at New Broughton, which my sister lives in, so I knew that the scheme would make a good investment, but it took me a while to believe that I really could stand on my own two feet and buy a house for 50% of the price. It must have been true though, because now I have my very own stylish apartment, with a balcony that looks out over city. It is lovely to live so close to my sister and I'm trying to get my friends to move here too - most of them are still living with their parents and I know they'd love to have a place of their own, especially one so modern and within walking distance of Manchester city centre's shops and nightlife."
Set within 180 acres of land, New Broughton is situated on the Eastern side of Salford, less than a mile from Manchester city centre. Developed over the past three years in conjunction with Salford City Council, Contour Housing Group and the local community, Countryside Properties has designed each property to the highest modern standards with ease and comfort in mind. Internally, the properties offer a variety of floor layouts with high specification accommodation boasting generous proportions. The homes include well-designed kitchens with high quality units and oven, hob and integrated fridge freezer and washing machines, whilst the bathrooms feature stylish white sanitary ware and ceramic tiled walls.
A funky 152 one and two bedroom apartment building is the latest development to grace the skyline at New Broughton, and this is where the latest 14 homes have been released from for sale through FTBI. The Vibe offers residents all the facilities expected from a Manhattan-style skyscraper apartment block including private and secure parking, a 24 hour concierge facility, as well as a striking glazed atrium style foyer, with a stairway leading up to the first floor mezzanine landscaped garden.

A practical way to save a healthy deposit from Countryside Properties4 November 2008
As the credit crunch takes hold and mortgage lenders continue to demand larger deposits, Countryside Properties is offering buyers at its new developments across Greater Manchester a practical way to save for a new home.
The Deposit Build Up scheme gives buyers the chance to raise a 5% deposit in a structured payment plan over a 12 month period. The amount saved is then matched by Countryside Properties pound for pound, giving the buyer a healthy 10% deposit come completion.
Would-be buyers can reserve a new home at Countryside Properties’ Merchants Gate and Copper Wells developments in Heywood, Spinning Vale in Gorton and New Broughton in Salford for a reduced fee of £500. It will then cost a further £500 to exchange contracts, but the buyer will then use the time it takes for their new home to be built to save their deposit through a series of fixed monthly payments.
Countryside Properties will also pay stamp duty where relevant, legal fees up to £1,000 and service charge for 6 months up to £1,000.
Martin Leggett, regional sales director at Countryside Properties: “With property prices being so reasonable at the moment, we’re aware that what is actually hindering would-be buyers is the reluctance of banks to provide credit. Deposit Build Up has been created as a solution to this potential problem and also means that buyers won’t miss out on the new home they want because they don’t have the funds available to pay the deposit and required fees up front. With our Deposit Build Up scheme you can guarantee your home at a bargain off-plan rate but you will still have time to save up a healthy deposit with our help.”
The scheme is available on a range of forthcoming Countryside Properties homes in Greater Manchester .
Merchants Gate will comprise a beautiful collection of three bedroom homes located on Rose Hill Street in Heywood perfect for first time buyers and young families looking to be close to a bustling town. Copper Wells on nearby Argyle Street has been designed for couples and families and will include a range of three and four bedroom homes. For more information please visit www.merchants-gate.com or www.copperwells.com
In Gorton, just 2 miles north of Manchester city centre, Spinning Vale will be a friendly community of three bedroom homes. More information can be found at www.spinningvale.com
Countryside Properties is also now embarking upon the latest phase of New Broughton which will see a further 808 homes built over the next three years. A number of three bedroom homes have been released and are available to purchase via the Deposit Build Up scheme. Please call 0161 792 6447 or visit www.newbroughtonliving.com

A Fairytale Ending For First Time Buyers In Manchester19 August 2008
Everyone has heard about the plight of the first time buyer; with low earnings, high property prices and hefty deposits widely recognised as the main barriers for young buyers. But simply recognising the problem is not enough, especially in today’s volatile market, which is why Countryside Properties has introduced FIRST to offer a practical way to help buyers in Manchester raise a deposit and make that ever important step onto the property ladder.
Gimmicky incentives such as the promise of a holiday in the sun or a flash new car might at first appeal, but they are no longer enough for first time buyers. As lenders continue to demand bigger deposits and the dream of home ownership slips even further out of the reach of the first time buyer, FIRST could not have come at a better time. Designed to get to the root of the problem, the scheme gives buyers the chance to spread the cost of the deposit for a brand new home at Countryside Properties’ new Merchants Gate and Copper Wells developments in Heywood, Spinning Vale in Gorton and New Broughton in Salford.
FIRST offers would-be buyers the opportunity to reserve one of Countryside Properties’ stylish homes at Merchants Gate, Copper Wells, Spinning Vale or New Broughton off plan for a reduced fee of £500. It will then cost a further £500 to exchange, but the buyer will then use the time it takes for their new home to be built to save up a 5% deposit through a series of fixed monthly payments. These are then matched pound for pound by Countryside Properties upon completion, thus giving the buyer the 10% deposit required.
Aware that first time buyers also struggle to find the money for a number of other up front costs, Countryside Properties is also offering to pay stamp duty, legal fees up to £1000 and ground rent / service charge for 6 months up to £1000.
Martin Leggett regional sales director of Countryside Properties says: “It is often first time buyers who miss out on their chance to buy because they don’t have the funds to pay the deposit and fees required up front; FIRST not only ensures that this doesn’t happen, but through securing the price of their home at an off plan rate, the buyer also has the potential to earn money from the value of the property before they have even moved in. Buying a home is one of the biggest financial decisions that people can make and whilst exciting, it can be fraught with stress and worry. We are keen to ensure that the process is made as easy and enjoyable as possible for everyone involved, which is why we have introduced FIRST.”

Countryside Properties Eases The Squeeze For Buyers In Manchester With The Launch Of 5.99% Mortgage19 August 2008
As the average rate for a two-year fixed mortgage breaks through the 7% barrier and mortgage lenders continue to withdraw deals and raise deposits, Countryside Properties is offering a lifeline to homebuyers in Manchester who are struggling to find an affordable mortgage.
With more and more homebuyers identifying rising mortgage costs as the main impediment to buying a new home, Countryside Properties has been liaising with its preferred lenders to negotiate a competitive mortgage deal for buyers at its New Broughton, Sportcity Living, The Cottons and Whitegates developments in Manchester. At an astonishingly low rate of 5.99 %, the two year fixed agreement allows buyers to own their dream home without overstretching their finances.
Deals of this kind are virtually unheard of amidst the ‘so-called’ credit crunch and where they do exist, they seem to come with tight lending conditions and often require a large deposit. But Countryside Properties is upping the anti even further with this deal by also giving buyers the option to borrow up to 95% of the purchase price of their brand new home at New Broughton, Sportcity Living, The Cottons or Whitegates.
With reports of challenging times ahead for mortgage borrowers, buyers could be forgiven for questioning whether or not now is the right time to buy. However, this offer should help to alleviate their financial concerns and prove that buyers can still have the home that they want at an affordable price.
Martin Leggett, regional sales director of Countryside Properties says: “In an unpredictable financial climate we’re doing our best to make home buying easier and prove that with the right house and the right deal, now is in fact a great time to buy. That’s why we’re actively encouraging consumers who are contemplating buying to come and talk to us.”

Countryside Properties Launches New Shared Equity Scheme In Salford20 June 2008
With many finding it difficult to purchase a home in the current financial climate, Countryside Properties has launched a new shared equity scheme that will enable buyers in Salford to 100% own a new home without the cost of a full mortgage.
'Move Up' enables buyers to pay 75% of the value of a new Countryside Properties home at New Broughton in Salford, with the developer taking care of the remaining 25% for 10 years. There is no deposit and the home is fully owned by the buyer from day one.
The remaining 25% of the market value of the property can be paid back to the developer when the property is sold or at any time within 10 years. There is no rent to pay and the share is interest free for five years after which it is fixed at 3% APR*.
One lucky home buyer who has benefited from the scheme is Stephen Knowles (41), who recently purchased a one bedroom apartment from Countryside Properties and he commented: "I was forced to give up my previous property after a relationship ended and I didn't think I would ever be able to afford another home and get back on the ladder. Move Up made it all possible. I'm buying is top quality so you really get your money's worth, but I can say for certain that thanks to Move Up I am getting a fantastic deal. The scheme has made my life so much easier, if I hadn't had this option I wouldn't have found home buying quite so stress free and affordable."
Regional Sales Director Andrew Robertson, said: "The credit crunch is putting owning a new home out of reach for many people so we have created a scheme that will enable buyers to 100% own their own property without over-stretching to cover the mortgage. This is no shared ownership scheme. It comes minus the burden of any rent and interest is only incurred after five years.
"So whether you're just starting out or can't quite afford the property you want, our Move Up scheme will ease the financial worry."
Buyers can choose to pay off all or part of the loan as and when their own financial situation changes within the 10 year period. This means that homeowners can take advantage of promotions at work or potential cash windfalls and invest in the future equity of their home, decreasing the developer's entitlement to future proceeds.**
The Scheme is available to anyone who is buying to live, regardless of their position on the property ladder. Countryside Properties will also pay a buyer's legal and survey fees up to £1,000.
The offer is available on selected homes at New Broughton in Salford. For more information interested parties are advised to speak to a sales consultant on 0161 792 6447 or visit www.newbroughtonliving.com
*3% APR is based on the initial value of the original 25% share loaned - or the outstanding share owned at that time.
**Part payments must be 20% or more of the original loan amount and are subject to a market valuation.
