Are you a winner or a loser in the housing crisis?9 June 2009
As the credit crunch continues to steal the headlines and talk of the housing crisis remains, many of us are putting our lives on hold and waiting for ‘the right time to buy’. But are we doing the right thing, or are we missing out on some great deals and watching our lives slip by as we do it?
This was a question that Andrea and Karl Longworth struggled with; having outgrown their two bedroom home, the couple overcame their nerves and beat the housing market when they bought a brand new home at Countryside Properties’ ‘The Cottons’ in Chadderton .
When Andrea and Karl’s son Kian was born two years ago, their two bedroom house that was once perfect for the two of them became too small. Andrea comments: “When we first moved into our old home in Moston, we loved it, but then we had Kian and quickly realised we had outgrown it. The plan was to move to somewhere bigger this year, as Kian is growing by the day, as too are the amount of toys! But then all of a sudden everyone was talking about the credit crunch, the drop in house prices and the lack of lending. Some were saying it was a good time to take advantage of lower house prices, whilst others were warning not to buy.
“We weren’t really sure what to do, but had a price in mind of what we believed our house was worth and thought it wouldn’t do any harm to look at the homes on the market. We wanted to buy a new build house , so that everything was ready when we moved in and we had heard about The Cottons, a new family development that was being built nearby. We knew as soon as we saw it that it was exactly what we were looking for and enquired into a three bedroom house.
“We were told that we could part exchange our old home for a new one at The Cottons, which we thought was great as we didn’t want to hang around to sell our house in this difficult climate and so Countryside Properties sent an independent estate agent around to value our property. The price we were told wasn’t what we had hoped our old property was worth, so we asked someone else to come and value it. We were told the same price and instinctively decided to hold off until we could get a better price. Thankfully we managed to put our emotions to one side and came to realise that we had overestimated what we thought our house was worth, as I am sure most people do, especially given the boom in the past few years.
“We went back to The Cottons and the house that we had looked at had been sold, but we redid our calculations and we worked out that we could actually afford a four bedroom home. The sales girls, Rachel and Debbie were brilliant, helping us every step of the way and making the process a lot easier than it could have been. I think our initial apprehension is understandable given the current climate, but I’m confident we have made a good move financially and more importantly, we have moved forward with our lives as planned and Kian has lots of room to run about in and this is a house that we will be happy in for the long term.”
Countryside Properties’ Part Exchange Scheme gives the home buyer peace of mind by removing the risk of a complicated and lengthy buying process. Keen to alleviate buyers’ financial concerns, Countryside Properties is currently offering buyers at The Cottons the opportunity to part exchange their old property at 100% of its market value, leaving buyers free to move into their new home without the fear that their buyer will back out of the deal.

David and Nicola crack the credit crunch at The Cottons26 February 2009
David and Nicola's old home in Moston had been on the market for five months and was showing no signs of moving. The couple knew that even if they did get an offer, that it could be well below asking price and they weren't comfortable with the idea of settling for less than they believed it to be worth. They were starting to think that they might have to hold off on their plans of moving area until selling conditions improved, but came across The Cottons by chance and never looked back.
When asked why they chose now to move house, Nicola replied:" We'd found the right house in the right location and we could afford it, so why wait?" She adds: "We knew The Cottons was perfect for us the first time we went to look around, but tried not to get our hopes up too much. There was only one of the house types that we had chosen left available to buy, a three bedroom mews house, and given the time our home had already been up for sale, we thought the chances of us being able to complete a sale in time were slim. But thankfully the part exchange scheme was there to help us out.
"We were told that Countryside Properties would buy our old home from us at a price that reflected its true market value and that in doing this we could secure the brand new home we had fallen for. It was an offer that we couldn't refuse and within four weeks, the deal was complete and we had moved in. Debbie and Rachael, the sales consultants on site, were really friendly and helpful which made a huge difference to the whole process and we didn't have to worry about finding a buyer, or even that a buyer might back out and the sale fall through like you might have to with a traditional sale - I still can't believe it was so easy."
Countryside Properties' Part Exchange Scheme gives the home buyer peace of mind by removing the risk of a complicated and lengthy buying process. Keen to alleviate buyers' financial concerns, Countryside Properties is currently offering buyers at The Cottons the opportunity to part exchange their old property at 110% of its market value, leaving buyers free to move into their new home without the fear that their buyer will back out of the deal, and providing them with that extra freedom with their cash at a time when most are feeling the pinch.
