The Future for the Over 55's25 November 2009

The Future for the Over 55’s:

Last Chance to Buy at Mill Rise

Recent statistics show that the number of people aged over 65 will grow by 50% in the next 20 years to a staggering 14.5 million.* How to house this ageing population is high on government agendas, but for forward thinking developers, such as Countryside Properties, developments like Mill Rise, in Mill Hill, North London, hold the key.

Chris Crook, Subsidiary Managing Director, Countryside Properties, comments: “Unlocking capital from large family homes is a sensible option for the older generation, but a classic ‘retirement property’ is not suitable for the majority of downsizers, as they are still working and enjoy their independence. Developments such as Mill Rise are ideal because they are very spacious and contemporary inside, but also easy to maintain.

“There is no compromise with outside space either, as the development is set in the Mill Hill Conservation Area and surrounded by eight acres of attractive mature landscaping, with far-reaching views across North London. With an on site concierge service Mill Rise, meets the demands for the modern downsizer, and its popularity is evidenced by the fact that there are only six properties left for sale.”

Mill Rise is available exclusively to purchasers over 55 and offers residents a luxurious and comfortable lifestyle. The properties feature traditional red brick work, tiled gabled roofs and large bay windows with contemporary interiors. Each property is fully fitted with an individually designed kitchen, which includes a range of integrated appliances.

Mill Rise is well located for access to Mill Hill Broadway, which offers a wide variety of shops, restaurants and cafes. Mill Hill East underground station is approximately 1.3 miles away and Mill Hill Broadway, which is serviced by the Thameslink line, is approximately 2.2 miles away**

Only six one and two bedroom bungalows remain and prices start from £235,000. The marketing suite is open from 1pm to 5pm on Mondays and 10:00am to 5:00pm from Thursday to Sunday. For more information visit: www.millrisehomes.net, or telephone: 020 8906 2348.

The Harrods House30 September 2009

Dr Laraine Salamon has always enjoyed the finer things in life and now she actually lives in one; a bungalow donated by Harrods no less! The property was originally donated to the Retail Trust by the shopping magnate in the 1930’s and more recently restored by Countryside Properties as part of a unique renovation project called Mill Rise, in Mill Hill, London. On viewing the charming properties, Laraine knew she would have to have one, and it would have to be the 'Harrods' bungalow.

Laraine, who also resides in Cardiff, comments: “I have seven grandchildren in North London, so I wanted to buy a place near them which would allow me to visit from Cardiff more frequently. After reading about Mill Rise in a local paper I decided to see the development for myself, and once I got out of the car I knew it was the perfect place for me. It is such a picturesque and quiet setting, and the properties are gorgeous. It was love at first sight, so all that was left was to pick one.

“Because the properties were originally built by the Retail Trust, to provide affordable housing for retirees of the retail industry, they all have plaques commemorating the companies and individuals who donated to them. When I saw the plaque which said 'Endowed by Harrods 1935', I knew this was the one for me!  It so happens that this bungalow has the most beautiful aspect of woods and fields, part of the Mill Hill green belt, so I call it 'my London cottage'!  My children and grandchildren love Mill Rise because I am very comfortable here and, importantly, part of a safe and friendly community. I am absolutely delighted with my property and the whole development - it is a real one-off.”

Mill Rise is available exclusively to purchasers over 55 and offers residents a luxurious and comfortable lifestyle. The properties feature traditional red brick work, tiled gabled roofs and large bay windows with contemporary interiors.

Visitors to Mill Rise are being offered the chance to experience living on the development with a ‘trial run’ in the beautifully designed two bedroom show bungalow. Potential buyers are invited to spend up to half a day in the property relaxing with a friend and a cup of tea to see what it feels like to live there and how relaxing and welcoming the development is.

Mill Rise is well located for access to Mill Hill Broadway, which offers a wide variety of shops, restaurants and cafes. Mill Hill East underground station is approximately 1.3 miles away and Mill Hill Broadway, which is serviced by the Thameslink line, is approximately 2.2 miles away*

The marketing suite is open from 10:00am to 5:00pm from Thursday to Monday. For more information visit: www.millrisehomes.net , or telephone: 020 8906 2348.

Retiring to London!28 January 2009

With the average life expectancy increasing to 77 for men and nearly 82 for women, the way retirees choose to spend their golden years is changing*. Mr and Mrs Gould decided that they wanted to be near their children and grandchildren in London, but didn’t want to compromise on their relaxing lifestyle, which is why they chose the unique Countryside Properties’ development Mill Rise, in Mill Hill.

Barbara Gould, from Nottingham, comments: "Our children and grandchildren are all in London, so my husband, Alan, and I decided to buy a property to make visits easier.  We never expected to find somewhere so green and quiet in London and were pleasantly surprised by how friendly everyone is on the estate.   Alan and I love being able to walk to the shops and explore the local area.

"One partner has to be over 55 so, although there are parties on the lawn in the summer and a great social life within the complex, it is very relaxing here and the strong sense of community makes you feel both welcome and safe. The properties come with a fully fitted kitchen and bathroom, and as it is in a conservation area we don’t have to worry about anyone building extensions or altering the aspect. Our children are absolutely thrilled that we’ve bought at Mill Rise, and although we would never have thought of retiring in London permanently, our new property has completely changed our minds!"

Mill Rise is set in the Mill Hill Conservation Area and is surrounded by eight acres of attractive mature landscaping, with far-reaching views across North London. The development, available exclusively to purchasers over 55, offers residents a luxurious, comfortable lifestyle.

The charming chalet bungalows are set at the heart of the development and feature traditional red brick work, tiled gabled roofs and large bay windows. Interiors are more modern with fully fitted individually designed kitchens**, elegant bathrooms feature white sanitaryware and chrome fixtures and fittings. Security is of utmost importance and homes are fitted with an audio entry system and police approved doors.

Visitors to Mill Rise are now being offered the chance to experience living on the development by trialling the interior designed show home. Potential buyers are able to spend the afternoon or morning in the property watching television or relaxing with a friend and a cup of tea. This time spent in the property allows people to see for themselves how relaxing and welcoming the development is.

Garden is Set to Attract Wildlife to Mill Hill27 May 2008

A stunning, fragrant landscape design scheme that focuses on stimulating community interaction and encouraging wildlife has transformed the surroundings of Countryside Properties' development of new homes at Mill Rise , in Mill Hill, London. The garden has been designed by award winning landscape designer, David Fountain, who has won two gold medals and Best in Show, as well as three silver medals and a bronze at RHS Chelsea and Tatton Park Flower Shows.

David, Architectural and Landscape Consultant at David Fountain Designs Limited, comments: "The new landscaping at Mill Rise has been specially designed to create a strong instant impact and to enhance the architecture of the surrounding buildings. We have used a bold combination of mature trees and plants in a variety of colours in order to ensure that the landscaping looks attractive all year round.

"I have integrated a number of plants into the scheme that are known to attract wildlife, such as birds and butterflies, and have created seating areas shielded by box hedges to give residents some outdoor meeting places. The existing pond has been tidied up and transformed into a more usable space, with decked areas surrounding it so that residents have somewhere peaceful to sit overlooking the water. The landscaping adds a new dimension to the development and I hope that it will encourage residents to socialise together and make the most of their surroundings this summer."

Chris Crook, Subsidiary Managing Director, Countryside Properties, comments: "Countryside Properties places great importance on expert landscaping on all of its developments. It really helps to give residents a sense of place and pride in their new home."

Bungalows Are the Happiest Homes15 April 2008

Bungalows are the happiest type of home in Britain, according to a survey*, which states that bungalows are rated by their occupants on average 8.15 out of 10 on a 'happiness' scale. For Lyn Brenner, 62, a happy home was imperative as she was recently diagnosed with Parkinson's disorder. Lyn realised that she needed to move from her sixth floor flat overlooking Regents Park which she had lived in for eight years, to somewhere more practical. She has just bought a charming bungalow at Mill Rise in North London's Mill Hill. Countryside Properties' development, Mill Rise is an age restricted community of restored original 1930's bungalows.

Lyn comments: "When I was diagnosed with Parkinson's I realised that living on the sixth floor in a block of flats was a bit impractical and may eventually prove difficult. I wanted to be close to my mother and family, who live in North London, so, when a friend told me about Mill Rise I decided to have a look.

"I bought a one bedroom bungalow, which I absolutely love as it has high ceilings and is well laid out so it feels spacious. I was a bit worried about the process of buying, which can be difficult and tedious, but it was made very easy by the sales consultants, who helped me throughout the process. The development feels very secure and I love the environment and the peacefulness. My life has definitely changed for the better since moving. I am extremely happy with my new home and I have already met some lovely people."

Mill Rise is a striking development of restored one and two bedroom, 1930's bungalows and apartments set in the Mill Hill conservation area. The development benefits from mature landscaping and breathtaking views across London and has access to miles of pathways through the surrounding parkland.

Externally, properties have an Arts and Crafts influence, with red brick work, tiled gabled roofs and large bay windows. Interiors are more contemporary with fully fitted individually designed kitchens**. Elegant bathrooms feature white sanitaryware and chrome fixtures and fittings. Security is of utmost importance and homes are fitted with a burglar alarm, police approved doors and audio entry systems. There is also an on site concierge service.

Mill Rise is perfectly situated to take advantage of Mill Hill Broadway, which offers a wide variety of well-established shops, restaurants and cafes. Countryside Properties Join Forces With Retail Trust To Redevelop Mill Hill Retirement Community15 January 2007

Countryside Properties has joined forces with Retail Trust, the national charity for the retail industry, to breathe a new lease of life into their retirement community at Mill Hill Estate.

Following much deliberation to find a suitable partner, Retail Trust has sold their ‘Chalet Site’ of 86 properties, including 71 bungalows and 15 apartments, to the leading developer. The properties will be totally rejuvenated by Countryside Properties and put onto the open market for the over 55s.

The sale of this site has released a large equity for Retail Trust which provides support for those working in, or retired from, the retail industry when they or their families need it.  Retail Trust’s current Chalet Site residents have all been re-housed in the re-developed Marshall Estate part of the Mill Hill Site and are settling in well to their new homes and surroundings.

The site is over 100 years old, set in eight acres of wonderfully mature parkland, with great views over North London. Most of the homes were built between 1929 and 1938 and require substantial renovations which will commence in January 2007. This will include altering the internal levels to provide level access, rewiring, new heating systems and new kitchens and bathrooms.

Chris Crook, Subsidiary Managing Director for Countryside Properties, comments: “These refurbished bungalows will be unique; traditional on the outside, with contemporary new fittings to provide you with everything you could need for your comfort and convenience on the inside. This is such a rare opportunity - bungalows like this in such a rural setting so close to London almost never come on the market.”

Linda Davis, Managing Director of Retail Trust said: “We are thrilled to be working with Countryside Properties on the re-development of such a great site. We specifically chose Countryside Properties because of the company’s reputation for quality, and we know that the site will be re-developed sensitively and remain at the heart of the local retirement community.”

The homes will be marketed by leading local agent, Preston Bennett.   For further information telephone 020 8954 8626 or visit www.countrysideproperties.com/homes. For further information about Retail Trust, telephone 020 8201 0110 or visit www.retailtrust.org.uk
