New Homes Shortage could Prevent Price Fall in 201014 January 2010

The property market in the Borough of Barnet is proof that property prices will not decrease during 2010, according to a Managing Director at property developer Countryside Properties. Chris Crook has spoken out against recent reports that house prices will decrease in 2010, arguing that a housing shortage will prevent prices from falling, and references the property market in Barnet as an example of where the shortage is already acute.

Chris Crook, who has been at the forefront of the property industry for more than 30 years, comments: “Changes in demographics, increasing population and a restrictive planning system will collectively ensure that unsatisfied pent-up demand will underpin the housing market for many years to come. The recent collapse in new home production will only exacerbate this situation particularly in London and the South East.

“Despite glimmers of hope from the mortgage market, the recent economic climate has seriously restricted the volume of production from housebuilders and demand for new and affordable homes is massively outstripping supply.

“Our development in Mill Hill, Ridgemont, is a fantastic example of contemporary architecture and design, but its success is outweighing our predictions because there is a shortage of high quality housing in Barnet. Having sold most of the one and two bed apartments off-plan, we launched a number of 4 bedroom townhouses late last year, three of which sold off-plan immediately.”

Meeting Housing Needs in Barnet16 December 2009

Waiting lists for housing in the Borough of Barnet are at an all time high, as in many other areas in the country, and recent statistics show that it will take approximately 33 years – or until 2042, before Barnet council’s housing waiting lists are cleared.

In spite of this gloomy prediction, work is being done to shorten the waiting time, and developers like Countryside Properties and their joint venture partners, Annington Developments, are not only building much needed affordable properties for housing associations through their combined development activities, but they are producing them to an exceptionally high standard and delivering them on time.
