FirstBuy gives buyers a step up in Liverpool3 January 2012
When first time buyers Daniel Murphy and partner Kate Garner decided the time was right to tread the unfamiliar steps on the property ladder, they made their first stop at Countryside Properties’ Norris Green Village. Buying through the government-backed FirstBuy scheme, the couple now hold the keys to their brand new home at the development off Stalisfield Avenue.
With the arrival of their baby daughter, Olivia, Daniel (26) and Kate (27), who are both key workers in Liverpool, decided the time was right to upsize from their two-bedroom apartment in Walton, where they had been renting, to a brand new family home.
The couple are now the proud owners of a three-bedroom semi-detached home, which they bought through FirstBuy, an equity loan scheme which provides first time buyers with an affordable route into the property market.
Through FirstBuy, eligible first time buyers can purchase 100% of their new property with the assistance of an equity loan of up to 20% of the full purchase price. The loan is jointly funded by the Homes and Communities Agency (HCA) and Countryside Properties and remains interest free for five years.*
Daniel commented: “Kate and I were renting but decided to take the big step and own our own place. We had heard about Countryside Properties’ schemes to help first time buyers and so we went down to the sales office at Norris Green Village to find out more. The sales team were so helpful and we owned our own home in a matter of weeks. Who knew it could be so simple?”
For a three-bedroom home at Norris Green Village, priced at full market value of £127,000, first time buyers who take advantage of FirstBuy can receive an equity loan of up to 20%, equating to £25,400. Through the scheme, buyers need only contribute a further 5% deposit towards the home’s deposit, equating to £6,350; and raise a mortgage for the remaining 75%, equating to £95,250.*
Peter Vella, Regional Sales and Marketing Director at Countryside Properties, commented: “There are many buyers like Daniel and Kate who really want to own their own home but can’t afford to buy through the traditional route due to the hefty deposits required. It’s reassuring that FirstBuy is helping to assist those in need.
“It was recently reported that the percentage of first time buyers taking share of the property market fell to 16% in October, down from 22% in September.** This is an indisputably disproportionate share, and we are unswerving in our commitment to boosting these figures.”
Daniel, Kate and Olivia are now eagerly looking forward to moving into their brand new property in spring 2012. Daniel continued: “It’s quite exciting to know our new home is being built right now. One of the things that appealed to us about buying a new-build home was to know that we’d be the first ones to live there. It will be a complete blank canvas for us to just put our own stamp on.”
To showcase the stunning range of three-bedroom detached and semi-detached homes, Countryside Properties recently launched its brand new show village, open daily from 11am until 6pm at 32 Deanscales Road, Liverpool, L11 2XU. For further information or to book an appointment with one of the sales team please contact Tel: 0151 226 7299 or visit www.norrisgreenvillage.co.uk.
Forming part of Liverpool City Council’s £200m regeneration of the area in North Liverpool, Norris Green Village is now into its second phase following the launch of the development in March this year.
Peter continued: “Since the launch of the development, we have experienced great interest from first time buyers in the area, with the first phase having sold out in only six months. We have found that by striking the perfect balance of high quality homes with affordability, Norris Green Village is clearly ticking all the right boxes for those looking to set up home in this exciting regeneration area.”
What’s more, Countryside Properties is going that extra mile to assist its buyers in making their budgets stretch. For a limited time only, buyers at Norris Green Village will benefit from ‘Love Our Spec’, the developer’s enhanced package of fixtures and fittings. Through Love Our Spec, each homes comes with a fully fitted contemporary kitchen, including fridge-freezer and double electric oven; a fully fitted white bathroom suite and flooring fitted throughout.
Each home at Norris Green Village blends contemporary style with the convenience of local amenities on the doorstep. The development is well placed for a range of schools for all key stages, with quick and easy access to the M57 and M62 motorways and frequent bus services into the city.

A step on the ladder for first time buyers at Norris Green Village3 August 2011
Countryside Properties is set to welcome the first buyers to its brand new Norris Green Village development in Liverpool. Jennifer Thomas and Carl Smith are now taking their first steps onto the property ladder thanks to the developer’s Shared Equity scheme, through which buyers can bag themselves a three-bedroom home for just £88,000*.
Jennifer (31), a microbiologist working in Bootle, and Carl (31), a north west golf professional, made the decision to buy their first home together and began their house hunt. Their search led them to Norris Green Village, collection of three and four-bedroom detached and semi-detached houses set at the heart of the £200m regeneration of the Norris Green community.
Now the proud owners of a three-bedroom detached house, the couple are due to move in August and couldn’t be happier. Jennifer commented: “We’ve been living at home with our parents in order to help save up for our deposit. Carl and I shopped around and looked at a couple of older houses but quickly realised that we could have the stylish, modern home we wanted without having the hassle of renovation, plus the added expense this would bring.
“The show home at Norris Green Village really sold it to us. The homes are light and roomy with spacious layouts, yet they still feel cosy and homely. The show home interior design has even given me a few ideas on how I’d like our house to look. We can’t wait to move in and put our stamp on it.”
Easing the financial burden of home buying, Countryside Properties is giving first time buyers a leg up onto the property ladder through its Shared Equity scheme. The initiative enables buyers to own 100% of a property for 80% of its full price. For a three-bedroom home priced at just £88,000 for an 80% share, buyers need only contribute a 5% deposit of the full purchase price of £110,000. This equates to only £5,500*.
Jennifer continued: “You are led to believe that home buying is such a stressful process but it has honestly been so much easier than we had expected. When we visited the sales team at Norris Green Village, they arranged free mortgage advice and guided us through the whole process, making sure it was as smooth as possible.”
Peter Vella, Regional Sales and Marketing Director for Countryside Properties Regeneration North division, commented: “Countryside Properties is committed to responding to the need for affordable housing in the Merseyside area and our Shared Equity scheme not only makes home ownership cost-effective for first time buyers, but enables the process to be as straight forward as possible. What’s more, when buyers only require a deposit of £5,500*, as opposed to the £20,000 typical of a second-hand property of the same value, their budgets can stretch that little bit further towards putting their own touches to their new home.”
Well placed for a range of nursery, primary and secondary schools, Norris Green Village also benefits from easy access to the M57 and M62 motorways and frequent bus services into the city.
The Norris Green Village sales and marketing suite is open Thursday to Sunday from 11am-6pm and Mondays from 1pm-6pm, located on Perilla Drive, Liverpool, L11 2AN. Countryside Properties keeps child’s play safe at Norris Green Village6 July 2011
Pupils from St Teresa of Lisieux Infant and St Teresa’s Junior Schools in Norris Green have been given a lesson on the dangers of playing on building sites by Countryside Properties, the developer behind Norris Green Village on Stalisfield Avenue.
Countryside Properties is currently building a collection of three and four bedroom homes at the brand new development and popped into the neighbouring school to educate the children on the importance of staying safe when near a construction site.
During the visit, children from the infant and junior schools were given an education on the hidden dangers on a building site. With a little help from safety mascots Doug the Builder and Digby the Digger, Countryside Properties also shared a few tips on how to stay safe and showed the children how builders dress in order to avoid injury.
Head Teacher, Angela Williams, commented: “The children really enjoyed the assembly, but also got the very clear message that building sites are not playgrounds. It is so important that developers show consideration and care for the local community and this was a good example of their commitment to the community of Norris Green.”
Peter Vella, Regional Sales and Marketing Director at Countryside Properties, commented: “A building site can be seen as an adventurous playground to children, so it is really important that we highlight the potential dangers of being on a site without safe supervision.”
Norris Green Village forms part of Liverpool City Council’s £200m redevelopment of the 63 acre Norris Green site, being delivered under the Inliverpool Limited Liability Partnership (LLP), which Inpartnership set up with the council in 2007.
Peter added: “Norris Green is undergoing a huge transformation and it is our responsibility to maintain the community’s well-being while the regeneration is underway. An integral part of this is ensuring that children in the area know to keep away from building sites.”
The development is well underway with its first few residents already settled in. Construction of the initial phase of 60 homes at Norris Green Village is due for completion in early 2012. 15 are available on the open market, with the remaining 45 homes available for affordable rent with opportunities for low cost home ownership through local registered social landlord Cobalt Housing, part of Vicinity Group.
Full planning permission has been granted for the next phase of Norris Green Village, which will comprise a further 55 homes. When complete, Norris Green Village will be a flourishing community of 1,150 homes, for which outline planning has been approved.
Interested parties are invited to pop into the Norris Green Village sales and marketing suite, open Thursday to Sunday from 11am-6pm and Monday 1pm-6pm at Norris Green Village, Perilla Drive, Liverpool, L11 2AN.
