The scheme was the brainchild of my father and founder of the company, Alan Cherry. Its delivery has been highly anticipated and as Countryside evolves as a company, this scheme forms a new blueprint for the way we develop our projects, setting the standard in community-led place making.
Together with our partners L&Q, we have recently been given the go-ahead for the first phase of 49 homes and construction of these is expected to commence in September, with the planning decision for a further 184 homes expected shortly. Beaulieu will form an exciting new district on the north-eastern edge of Chelmsford, which when complete will provide 3,600 new homes along with an extensive range of community facilities including two primary schools and a secondary school.
The masterplan has all of the ingredients that we believe are fundamental in creating a vibrant community with a strong sense of place. Fundamentally the plans are shaped and driven by the needs and aspirations of the people who live there. The new residential areas will be backed by physical and social infrastructure and first class amenities that will allow the new neighbourhoods to grow and flourish.
The series of distinctly designed neighbourhoods are linked by extensive open spaces and landscaping helping to connect the development with the surrounding countryside. The tone and ambience for the scheme has already been set in an earlier development – Beaulieu Park – which forms part of the Beaulieu masterplan. In each quarter, a complete range of housing from one bedroom apartments to five bedroom houses will be on offer to suit different buyers and lifestyles. A new Neighbourhood Centre with shops, restaurant, day nursery, community and health centres is also planned within the first phase of the development to create a vibrant community hub from the outset.
We also know that investment in transport connections is key to the success of any major scheme. At Beaulieu a new relief road will provide a link with the A12 and there is a site designated for a new mainline railway station, which is due to be developed by Network Rail following a £22m investment from Beaulieu. Contributing to the local economy also ensures a new development is sustainable in the long term and at Beaulieu a strategic 400,000 sq ft business park could create 3,500 new job opportunities for local people.
Beaulieu represents what Countryside is all about – creating places of character and quality with a strong sense of belonging that people are proud to call home. Now that we move from the planning to the build phase at Beaulieu, we are excited to see the plans starting to become reality.
