The 46-hectare site that lies to the north of London Road and south of Rawreth Lane has been allocated for housing under the local authority’s Adopted Core Strategy and Site Allocations Plans.
Countryside’s vision for the development is to establish a distinctive new neighbourhood offering a wide range of high quality new homes, including 35% affordable housing. The masterplan for this landscape led development also includes extensive areas of public open space, including informal and formal recreational areas with parks, sports pitches, children’s play areas and allotments. In addition, land has been set aside for a potential new primary school and possible new healthcare facility should they be required.
Andrew Carrington, Managing Director of Strategic Land at Countryside said: “We are pleased that our proposals for a new neighbourhood to the west of Rayleigh have been approved. We are confident that we have a scheme that will not only deliver much needed new housing, but will become a vibrant new neighbourhood where people will really want to live. We will continue to work with the Council and the local community to inform the detailed design of the individual phases.”
The approved plans provided detailed information relating to flood risk, sports pitch provision, education capacity, transport and traffic. They included an increase to the size of the balancing ponds to alleviate any potential flooding and to work with Sport England to integrate the proposed sports pitches on the development site with the existing adjoining sports pitch facility.
Associated infrastructure will also be developed including two new access roads and extensive local highways improvements in London Road, while a network of new footpaths and cycle paths will provide links within the site and with the town and surrounding area. A bus service will also be provided linking the development with the town centre and railway station.
The masterplan takes its cues from traditional local styles and now that outline consent has been granted, Countryside will start consultation with the Council and local community on the detailed layout and designs for the first phases of the scheme.
