Taking place from 16th May, the Home Builder’s Federation (HBF) will be running New Homes Week working with many of the UKs leading developers to highlight the advantages of buying new. Not only are new homes being created to beat the housing shortage but they are also significantly more cost effective, with the HBF finding that new build homes are at least 50 per cent cheaper to maintain than their Victorian equivalent, due to better insulation and efficient water and heating systems.

Buy into the Benefits of a New Build Home in North London

Award winning developer, Countryside, is currently creating The Mount and Brook Valley Gardens, offering North London house hunters the opportunity to reap the rewards of choosing new over old.

HBF executive chairman Stewart Baseley said: “In the midst of a housing crisis, the prospect of getting on to the property ladder can seem like a distant possibility to many people. But there are options available to today’s young people. Due to Government schemes buying a new build home is a real possibility for people.

“We really hope that New Homes Week 2016 will help to promote new build homes to a brand new audience and open people’s eyes to the many reasons why they should buy new. We are urging people not to be put off by dated misconceptions, but to go and actually visit a new build home and see what is actually available.”

Andrew Loveday, Sales Director at Countryside, commented: “We are extremely pleased to be part of New Homes Week, as there is not enough awareness among the British public surrounding the benefits of buying and living in a new build home. At Countryside, we pride ourselves on creating well-designed, comfortable, safe and adaptable homes and communities. Wherever possible our homes are constructed from materials that have a reduced impact on the environment, with each being on average 6.5 times more energy efficient than one built just 30 years ago. In recognition of this, many of our developments have been rated at least a Level 3 on the Code for Sustainable Homes.”

All Countryside homes come with a 10-year NHBC warranty covering structural issues. In addition to this, Countryside also provides 24-hour emergency cover for heating, plumbing and electrical problems for the duration of the two-year Initial Guarantee period, meaning that buyers need not worry about paying out on unforeseen issues, which can be a major financial set back when buying an older property.

New build properties come as blank canvases, offering purchasers the opportunity to put their own stamp on their home from the outset. All Countryside properties boast an extensive range of fixtures, fittings and appliances as standard and often include new flooring throughout, buyers can then move into their home without the need to spend time and money on decorating.

Countryside offer a range of deals to help its buyers onto, up and down the ladder, including the government’s Help to Buy equity loan that provides movers with the chance to purchase with as little as a 5% deposit and a Part Exchange scheme. Countryside also offer Early Bird incentives, stamp duty contributions and a thank you to family members that support their relatives to get on the property ladder for the first time by helping to raise their deposit, with a £2,000 gift back to the Bank of Mum & Dad.

Another benefit of choosing new over old, is that there is no upward chain when buying new; once the prospective buyer’s mortgage is in place and the property is build complete, it is only a matter of time before the purchaser receives the keys to their new Countryside home. This makes the buying process a lot less stressful, particularly for first time buyers who have no chain at all.

Countryside is currently marketing two new developments in the North London area:

The Mount, Mill Hill NW7

Situated in one of the most desirable areas of North London, The Mount is designed as part of the wider Millbrook Park neighbourhood where the overall emphasis is on green open space. The one to four bedroom homes are linked together by tree-lined streets, extensive landscaping, communal courtyards and two new parks. One of these will be a ‘panoramic park’ providing stunning views across London. Prices start from £675,000 for a two bedroom apartment at The Mount, and from £980,000 for the three and four bedroom townhouses. www.themount-millbrookpark.co.uk
