Property investors hoping to capitalise on the ‘Crossrail’ effect should look no further than East City Point in Canning Town. The new development sits at the heart of a thriving neighbourhood, where extensive regeneration is being spearheaded by Countryside, which will be served by the new Elizabeth Line at Custom House station that is set to open in 2019.

The Crossrail Effect: ‘Canny’ Town Investors Capitalise on East City Point

According to the latest research from Knight Frank, on average, residential properties within a 15 minute walk of Crossrail stations have already outperformed prices in the surrounding local areas by an average 5%1. Canning Town already has excellent transport links including the Jubilee Line and the DLR and later this year residents will also benefit from the Night Tube, which promises to give the capital a 24-hour underground service.

Canning Town and Custom House are also part of a £3.7 billion regeneration project that includes thousands of new homes, improved town centres, new schools and better quality streets and open spaces, so it really does offer growth opportunities in the property market.

The Atrium Building is East City Point’s second phase, offering a selection of 153 contemporary apartments, with an emphasis on environmentally friendly living but also boasting the latest trends in interior design. Andrew Loveday, Sales and Marketing Director for Countryside comments: “There is a huge place making project underway in Canning Town that is proving a great opportunity for investors. East City Point is in a superb location and has excellent transport links. As the Crossrail opening looms on the horizon there is no doubt that property prices in the area will be set to rise even further, making it an attractive investment opportunity.

“The previous phase at East City Point was extremely popular amongst couples and city workers who wanted to live the cosmopolitan lifestyle in an exciting new community, therefore we expect the strong demand to continue with those looking to buy or rent here. We urge potential homebuyers and investors to register their interest in the Atrium Building as soon as possible, in order to avoid disappointment.”

The Atrium Building offers stylish, modern apartments designed to make use of natural light with spacious, open proportions. All apartments feature contemporary fitted kitchens with handless base and wall units, contrasting worktops with upstand, integrated electric ovens, ceramic hobs with glass splashbacks and integrated pull out extractor hoods. Integrated appliances including a fridge/freezer, dishwasher and washer/dryer are also provided.

The stylish bathrooms and en-suites combine style with practicality, featuring white sanitaryware with chrome fittings and driftwood finish bath panels. The homes also boast impressive green credentials with every property heated by E.ON’s District Heating System, which provides instantaneous hot water and reduces carbon emissions by around 25% compared to traditional gas heating.

Canning Town is benefiting from the rejuvenated Rathbone Market and Canning Town’s new Hallsville Quarter, which will offer a number of high street retailers, including a new Morrison’s supermarket and leisure facilities. The area also boasts other good transport links including the nearby A13 offering access to the M25, M11 and national motorway network; bus routes that run through the night from central London or the scenic route across the River Thames via The Emirates Air Line cable car from the nearby Royal Docks to Greenwich Peninsula.

Prices for one bedroom apartments at East City Point start from £320,000 and two bedroom apartments from £432,500. Help to Buy is available on selected properties and stamp duty is paid on selected plots for a limited period only.
